What is Thrive?

Thrive is a cloud-based software service that helps RMCs and RTM companies self-manage blocks of leasehold and share of freehold properties in England and Wales. With Thrive, you won't need a managing agent to run your block. Thrive streamlines leasehold bureaucracy allowing you to take control and manage your block of flats directly. Self-managing your block with Thrive, you can:

  •   Get financial transparency on service charge income & expenditure, and rest easy knowing that your service charge money isn't being wasted.
  •   Get repairs done the way you want, fast, and at a reasonable cost using your own contractors.
  •   Arrange insurance and reinstatement cost assessments (RCAs) yourself, giving you peace of mind that your block has not been under-insured (for example, by a rushed or disinterested managing agent), and that the premium you've paid is competitive.
  •   Tackle neglected Health & Safety and Fire Risk issues at your block, so that you and your family are safe, and your legal obligations as a director are met.*
  • *If a managing agent is negligent about health & safety or fire risk, RMC and RTM directors could still also be held accountable and face criminal charges.

On signing-up, you get the first 12 months of your subscription for free. During the trial, you can manage any number of blocks with any number of properties. Once the free trial ends, there's still no restriction on the number of blocks, but the total number of allowed properties depends on your subscription level. You can upgrade your subscription level at any time.

If you haven't managed a block before, don't worry, Thrive will offer the information and guidance you need with in depth tutorials and links to web resources.

You can invite as many people as you like to join your subscription at no extra cost. Two types of users can be added:
  • Property Manager user accounts so that other people who help manage the block can sign in.
  • Leaseholder user accounts, which are assigned to a property owner and are restricted to only allow access to certain information about the block and their own property (or properties, if they own more than one).

Management expenses are an allowed service charge expenditure in most leases, so you shouldn't personally have to pay Thrive's monthly fee out of your own pocket. Instead, your RMC / RTM Company can either reimburse you for the fee, or pay it directly. Thrive is available as a fully-featured free trial for the first 12 months. After this trial period, subscriptions start at just £10/month, no contract, cancel any time.
